10 steps to designing timber frame house from A to Z

Self-construction can be scary. But the construction of wooden frame houses (MOBs for close friends) attracts in spite of all the do-it-yourselfers and adventurers who want to do everything from A to Z. We are among those, and here are the stages we went through to design our wooden frame house: from the birth of the idea to the start of the construction site!


1. Think about your needs

The first time you think about it, you imagine yourself full of things. You will have to take the time to mature your idea to refine it and come to think of your project.

For that, you have to think about your needs, your lifestyle, your medium, and long-term goals. Building a house is for the long term, so you also have to think about how your life will evolve.

Then you have to confront your desires and needs with your budget range!

This first step will allow you to know the main lines of your project: the size of the house, in wood frame, etc. according to your needs/desires and your budget.

To take our concrete example, knowing that we do not want to make a loan, we are going to build a small house.

2. Draw the interior plans

With your needs in mind, draw the interior plans to scale to see if everything will fit into the area and shape you would like to build.

You can do it with a sheet and a pen or on the computer with free 3D software ( SketchUp for example).

Research plans on the Internet for inspiration in the arrangement of rooms. In our case, we were inspired by tiny houses since our house is small.

Your plans will evolve and again you will need to allow time for the project to mature in your mind.


3. Draw the exterior plans

Once you know how your interior will be, you have constraints related to the arrangement of the rooms, you can draw your house to design its exterior appearance.

Is it square, L-shaped, U-shaped… it is at this stage that the project becomes concrete!

Again, we advise you to model your house with 3D software. It will be useful for step 5 😉


4. Estimate the necessary budget for your wooden frame house

At this stage, you normally have a more precise vision of your project: shape, size, construction materials (insulation, wood frame, windows, etc.).

You can therefore make a first (upward) estimate of the price that the construction of your wooden frame house will cost you.

Knowing that it is necessary to count between 450 € and 1000 € / m² in self-construction. For example, we estimated our house of 32m² on the ground at around € 20,000.

Once the figure is obtained, you will know how much you have left of your total budget to buy your land.


5. Put together the building permit file and search for the land

This is where the active search for the land of your dreams begins! Your project is well inked and has had time to develop and refine (like cheese: p).

While you are looking for your land, you can start to prepare the file for the building permit.

Some parts of the file will require you to know the location of the land, but you can already make the plans for the facades and roofs based on the plans in step 3, for example.

6. Request quotes

Before committing to land, remember to ask for quotes for sanitation, water connection, and electricity if the land is not serviced.

You should also think about the location of your house on this land. If this requires roadwork to access the house, it will have to be taken into account in the price of the land.

Once you are sure you want this land and that it is within your budget once serviced and accessible, you can sign a compromise with the owners.


7. Apply for a building permit

Once you have found the land of your dreams, you can complete your file and submit it all ready to apply for a building permit.

From the moment you submit your file to the town hall, you will receive the response from the administration within two months maximum (or three months for special cases, for example, if the land is in an area where the architects of France have their say. to say).

This two (to three months) period will give you time to take the next steps before receiving your response.


8. Perform load calculations

It is necessary to take care during the months of waiting for the response of the building permit!

We go to a beefy part to occupy the mind and pass the time faster: p Load calculations are very important for the structure of your MOB and for the strength of your house over time!

These calculations take into account the wind, the snow, the quality of your soil, the weight of the roof, walls, furniture, etc. To know how to make your foundations and distribute the load correctly so that the house stands upright.

It is tedious but it should not be overlooked. We will explain to you in a future article how to make your load calculations.


9. Make a list of the equipment you need

Once you know the load to distribute, you will know which sections of wood you will need for your wood slab or what foundations you will need to make exactly.

From this moment, everything is very clear and you can make a precise list of the wood you will need, the amount of insulation, cladding, parquet, etc.

It's time to do the quotes at the sawmill and in specialty stores to be ready to buy when you have the response of the building permit.


10. Buy the land and order the equipment

That's it you have finally received the validation of your building permit?

The first thing to do: make an appointment with the notary! With their agendas being loaded, it will be necessary to wait again before being able to sign the deed of purchase and be the owner of the land ...

You can also order the equipment to have everything ready when the land is finally yours.
